About

Set in the Kent countryside, this converted Victorian Dutch barn is defined by its full height glazed frontage, industrial material palette and generous internal volumes. Approached via fields and a tree lined drive, the building sits within a large garden setting, offering both privacy and a strong sense of arrival.

The ground floor is arranged around a large open plan kitchen, dining and living space, where polished concrete floors and underfloor heating run throughout. A bespoke kitchen with a central island and integrated Bora hob anchors the room, while full height glazing along the front elevation draws in natural light and opens the space out onto a wide stone terrace. Exposed steel structure and timber ceiling details reinforce the building’s industrial character. A separate snug or cinema room sits just off the main space, alongside a large entrance utility with built-in storage and a wet room finished with handmade tiles.

A central metal staircase leads to the first floor, where three large bedrooms sit beneath a vaulted, oak-raftered ceiling. Each room has a curved profile following the form of the original barn, with two bedrooms featuring en suite bathrooms. The principal bedroom includes a free standing bath and separate shower, while another incorporates a walk through wardrobe and en suite shower room. Solid oak parquet flooring runs across the upper level, adding warmth against the more robust materials below.

Externally, a long stone terrace extends along the glazed façade, creating multiple outdoor areas, including seating zones and a wood fired hot tub. The surrounding grounds include a large garden and additional outbuildings, including a studio and timber framed garage. The setting, combined with the building’s openness and light, makes it particularly suited to shoots requiring both interior and exterior continuity.
