  • What we do

    We represent a wide range of locations and spaces, from dedicated studios and event venues to distinctive residential properties. Our clients include everyone from independent brands to major film production companies and cultural event organisers.

    Our role is to support and facilitate your creative vision.

    If you’re interested in listing your property, read below to learn more about what it means to be a location property, the benefits, and what we’re looking for.

  • If you’ve found us, you likely already have an idea of what a location property is and what’s involved.

    Simply put, a location property is a space available for hire for creative projects, including fashion shoots, commercial filming, TV shows, and feature films.

    Not all properties suit all purposes. We’ll guide you on the types of projects your space is best suited for, and you can specify which productions you’re comfortable hosting.

    For simple photoshoots, crews are typically 10–15 people. For major film productions, crews can exceed 100 people.

    While we aim to make the process stress free, it’s important to understand that hosting productions can be disruptive. Furniture may be moved, minor damage might occur (crews are insured for this), and we ensure you’re fully informed about each hire before you accept. The decision to proceed is always yours.

    There are responsibilities for you as the location owner, which are outlined below.

    This can be a financially rewarding and enjoyable experience, though we can’t guarantee regular bookings.

  • We list a variety of studio spaces tailored to our clients' needs, from intimate lifestyle studios to expansive stages.

    We understand that studios are busy environments, and clear communication is key to a smooth process. We prioritise keeping you updated at every stage, from the initial enquiry through to confirmation. If another client is interested in your space, feel free to chase us for an update.

    We’ll provide feedback after any recces we arrange and after the hire. We also handle all necessary paperwork, from contracts and insurance to payment, so you can focus on other priorities.

    Key Considerations for Securing Hires

    Access

    Flexible hours are essential for clients whose schedules change at short notice. A standard day is typically 9 hours (09:00–18:00). Overtime charges apply for additional hours.

    Parking

    Parking options can help secure hires. If on-site parking isn’t available, let us know the closest alternative. Larger productions may need access for vans and equipment.

    Light and Sound

    If your space has natural light, blackout options are a bonus. For video shoots, let us know if your space is soundproof or quiet enough for audio recording.

    Internet

    Fast Wi-Fi is generally sufficient, but if you have a dedicated leased line or super fast fibre optic, let us know so we can inform clients.

    Kitchen

    A well equipped kitchen is ideal for food shoots.

    Bathrooms

    Essential for all shoots. Large bathrooms that can accommodate shooting are a plus.

    Hair and Makeup

    Dedicated areas with changing facilities are valuable, especially for fashion shoots.

    Green Room

    A separate space for clients to relax is beneficial.

    Power

    More power is always better. If your studio has three-phase power, let us know in the questionnaire.

    Additional Services

    Do you offer services like catering, equipment hire, or set-building? Highlight these to make your space more appealing.

    Flooring

    Concrete and wooden floors are popular, but if you have unique flooring, let us know.

    Studio Features

    Walls

    Infinity coves and textured walls are popular. Highlight any standout features.

    Furniture and Props

    Include descriptions and photos of available items.

    Photographs

    Your photos are the first thing clients see. Capture all areas, including the exterior. Keep images updated if changes occur, we’ll update them for free. We’ll send the listing for your approval before posting.

    Communication

    We respond to enquiries promptly and will keep you updated throughout the process. We expect timely communication from you as well.

    The primary advantage is financial. Hire fees can vary, but we always strive to secure the best possible rate for your property. We confirm bookings only after ensuring you’re satisfied with the rate and guarantee prompt payment for any additional charges.

    We charge a commission on all hires, as outlined in our terms and conditions.

    We are passionate about the creative industry and love seeing the final results. We encourage clients to share imagery or footage from productions so we can pass it on to you.

    We are the behind the scenes part of the process. We match clients with locations, facilitate introductions, arrange visits, handle paperwork, relay feedback, and most importantly, process your payments.

    We ensure your listing stays accurate, engaging, and visually appealing. Through regular social media posts and curated newsletters, we actively promote your location to the right audience.

    Client outreach

    We continually seek new clients while delivering exceptional service to our existing ones, maximising opportunities for your property.

    Ongoing support

    Whether before, during, or after hires, we’re here to resolve any issues and offer advice whenever you need it.

  • We’re here to manage the process and reduce stress, but we do have a few key expectations.

    Communication

    This industry moves quickly, and some enquiries are time sensitive. Please ensure your contact details are up to date and that you’re easily reachable, especially during client visits or hire days.

    Professional conduct

    If you’re on-site during a production, be courteous, discreet, and mindful of the client’s workflow.

    Presentation

    Make sure your location is clean and presentable, reflecting the images we have on file. Store valuable items safely, though all productions are fully insured for damages.

    Production day duties

    Be there to welcome clients and do a final walkthrough at the end of the day to check the property’s condition. Stock bathrooms and provide tea, coffee, and fresh milk.

    Our vetted clients are respectful and hardworking. We expect the same professionalism and understanding from you.

  • So what makes a good location?

    This is a difficult question to answer as the clients needs can vary so much between different productions, as a general guide we believe a combination of the below are beneficial.

    Location

    London is still the most popular location for productions but many clients are happy to travel for the right location, we list properties outside of London and many properties overseas, so we encourage you to contact us wherever you are situated.

    Access

    If you have parking then this can be useful. For the largest of productions this can be particularly important as the production may have multiple vans of equipment and large numbers of people, some of which may require parking.

    If you can also be flexible with the hours and days that your property is available for this can be attractive to clients.

    Internal features and design

    Distinct features can be appealing to clients, crittall windows, parquet flooring, an impressive kitchen, lime plaster walls, traditional features, this can help make your property stand out, but there are no set rules, each production is different.

    Neutral properties are always popular but if your house is full of colour and eccentricity this can work too.

    Vintage furniture and props are ever popular, taking time to style your space can make your photographs stand out.

    Large rooms make it easier for the clients to move around with their equipment, and great light is always a benefit for photoshoots.

    There are really no set rules on what make a good location property, clients needs can vary so much, we suggest browsing our site for inspiration.

    Image quality

    Browse our website to see the style of images we prefer. If you’re unable to take professional photos yourself, we’re happy to help and discuss options with you.

    Videos and mood

    Short videos are a great addition. These don’t have to be walkthroughs, focus on capturing the mood and character of your space. Check our listings for inspiration, and feel free to ask us for advice.

    Make your listing shine

    Investing in quality images makes your listing more appealing and increases the potential for bookings, which can be financially rewarding.

    Image guidelines

    We prefer landscape images, ideally wide shots to capture the full space. Include detailed shots too. Generally, two to three images per room work well. For an average-sized property, 20–40 images give a complete view.

  • Joining Location Lab is simple and straightforward.

    Step 1: Submit the form

    Complete the short form above and include a few images of your property. Phone photos are perfectly fine at this stage.

    Step 2: Full questionnaire

    If your property seems suitable, we’ll send you a link to a detailed questionnaire to gather key information. This helps us communicate effectively with clients and reduce back and forth emails.

    Step 3: Images

    At this point, we’ll also request additional images of your property to ensure it’s showcased at its best.

    Step 4: Review

    After reviewing your submission and images, we’ll upload your property to our website and send you a link for approval.

    Final step: Agreement

    We’ll send our terms and conditions along with a contract for you to sign. Once received, your listing will go live and be available for enquiries.

    Please note, while we value a variety of properties, we do have specific criteria. If we’re unable to list your property, we’ll inform you via email and explain why.
