Set alongside Regent’s Canal in Hoxton, this former coal storage facility has been carefully restored into a large-scale creative venue with a strong industrial character. Spanning approximately 10,000 sqft, the site offers a flexible mix of warehouses, studios and outdoor space, suitable for events, exhibitions, filming and large scale productions.

The venue includes two substantial warehouse spaces, known as the Boat Space and the Atrium, both offering generous capacity and direct access options. The Boat Space benefits from frontage onto Haggerston Road as well as canal access, while the Atrium includes a canal facing room, an outdoor yard and a designated smoking area. The yard can accommodate food trucks and outdoor set- ups, extending the usable footprint of the site.

Exclusive ground floor hire allows both warehouses, the yard, smoking area, studio or production room and green room to be used together, with straightforward loading and circulation throughout. Additional spaces across the site include studios, decked areas on the water and supporting production facilities.

Located between Haggerston and Hoxton, the venue is easily accessible and operates as a dry hire space, offering a blank canvas with optional production support. In-house lighting and camera suppliers are available, alongside trusted recommendations for catering and additional services. Access arrangements are flexible, with tailored morning access and set evening curfews depending on the day.
